Challenge Overview

At 24a Lime Street, the landlord required a complete digital infrastructure upgrade to support incoming tenants with reliable, high-speed connectivity. The project needed a dedicated landlord comms area, resilient internet services, and a scalable plug-and-play fibre backbone that could be expanded to additional floors as demand grew.

The Zetta Solution

Zetta Connect was engaged to design and deliver a future-ready connectivity system from the ground up. We began by establishing a dedicated landlord comms room, installing a 24U floor-standing cabinet with dual 16A commando sockets to provide resilient power. Within the cabinet, we deployed all core infrastructure, including:

A 1Gb Openreach circuit (ADVA) to deliver high-speed internet.
Essential active equipment, including a Fortigate 40F firewall, managed Cisco switches, and a 15kVA UPS for power resilience.
Our Zetta 1U SRS panel and CTS FOS-3110 switch to ensure seamless management and scalability.

From the comms room, we installed a 12-core blown fibre backbone through a 2×4-tube system to the 4th and 5th floors. This backbone was terminated in the risers and extended to the tenant cabinets on each floor. Within the tenant areas, fibre was patched into Cisco switches and CAT6 patch panels, powering four R550 Access Points per floor for complete plug-and-play coverage.

This design ensures each tenant benefits from a dedicated, pre-configured plug-and-play network, while the underlying infrastructure is built to scale, allowing further floors to be connected as the building evolves.

The Result

The deployment at 24a Lime Street delivers fast, reliable, and secure plug-and-play connectivity across multiple floors, with a backbone that is fully prepared for future tenant requirements. By integrating the Openreach circuit directly into the fibre backbone, Zetta Connect created a streamlined, future-proofed digital infrastructure that enhances the building’s operational value and day-to-day tenant experience.
